Contrary to popular belief, changing agents is actually really easy

Should I wait until my property is vacant?
It is legal to change agents while you have a fixed term lease in place. As your new agent, we do all the work for you so there really isn’t anything for you to worry about.
When should I change agents?
As soon as possible. Changing straight away will only reduce your loss and stress.
How to select a property manager
Our advice is to interview at least 2 agents and discuss with them in detail:
- Why you should use their agency
- How they propose to manage your property
Agents who have a clear purpose, good systems and measure their performance should be able to demonstrate their ability to adequately manage your property.
Even with a great pitch and systems, if you want to know if the proof is really in the pudding, the best questions to ask is what their retention rate is (the number of clients that have left in the last 12 months).
Owners will leave due to selling or moving back in however, if this number is more than 10% of their total properties managed OR they are unable to answer, this may be a good sign that they don’t actually do what they say they’re going to do.
