Online rental property application

Before you apply for a rental property, you must ask yourself a few questions. Do you have what it takes to look after someone else’s property? Will you be an excellent and reliable tenant? Will you pay your rent on time? If the answer to these questions is yes, then it’s time for an inspection and an application.

Don’t forget!

Here in Australia, your application cannot be accepted unless you provide property managers with some identification. To successfully apply, you must submit proof of identity with your application for our property managers to cross reference.

The first proof of identity we require is a government-issued photo identification, such as a passport, a driver’s license or an 18+ card. The second is a copy of your employment contract. If the contract with your employer cannot be supplied, other relevant documentation such as your last 3 pay slips, a letter confirming your income or 1-2 bank statements will also suffice

If you are unemployed and/or receive income through Centrelink, please make note of this on your application, provide details of your previous employment and attach any relevant statements from Centrelink. Also, do not apply for a property with multiple tenants on one application. Please make sure each tenant has their own application form and supplies their own identification documents. 

Another important point to note is that to successfully apply, you must have the bond to cover damage and the first 2 weeks rent in cleared funds in your account ready to pay on approval. If you do not have the required funds in your bank account, please do not submit an application for one of our properties.

How to apply

#1 – To fill out and submit an application online, please use our Full Application Kit (mandatory fields are highlighted in red). In order to interact with the PDF, you must have Adobe Acrobat Reader installed on your computer.

#2 – When you’ve finished filling out your application, please use Adobe’s create a signature feature to insert your signature. If you don’t think this is a suitable way of inserting your signature, then it’s also acceptable for you to print out the application and write your signature by hand.

#3 – When you’re ready to submit your application, click ‘Share a Copy‘ and save the file. Then, email your application with the supporting documentation to reception@thinkexcellence.com.au. Once everything’s been submitted, a staff member will process your application.

#5 – If you manage to secure the property, a staff member will inform you of the good news. If your application is not successful, then we’ll let you know what other rental properties we have available and how they may interest you.
